The following services are provided by our full service rental department:
- A rental consultation with the Owner at the property, to view the unit, building and grounds. We would then offer our monthly rental recommendation for the unit. The owner gives us the keys once the unit is ready to rent.
- We place a rental sign on site with our rental department’s phone # of 310-829-5910.
- We compose an advertisement for the unit highlighting its various attributes. That ad is posted on numerous websites including Westside Rentals and Craigslist.
- We take all of the phone calls from the prospective tenants and answer the numerous questions about the unit, give them directions, and have them come by our office to pick up keys.
- Our rental department is open Monday - Friday 9:30 am - 5:00 pm, Saturday 10:00 am - 2:00 pm and Sunday 10:00 am - 2:00 pm.
- We check the keys out for an hourly viewing, so as not to tie up the unit for other prospects. The prospective tenant(s) must leave a $20.00 deposit, a credit card and personal information including drivers license number for accountability until the key is returned.
Once a prospective has found the unit they wish to rent we provide a thorough screening.
Credit report/ Court record search
- We perform a credit check. The report lists delinquent and satisfactory accounts. We will also be able to see if they have ever been evicted, filed for bankruptcy, have any liens or civil judgments and they are screened through a multi-state sex offender search.
Income/ Employment Verification
- The applicant provides their income information in the form of two months of pay stubs, a W-2 Form, an employer contract, and/or three months of bank statements.
Landlord Verification
- We have the applicant’s landlord or building manager fill out a Landlord Verification Form. This form indicates how many times they have paid rent late, bounced a check, and if they have given their 30-day-notice to vacate the current unit. Basically, you get a general overview of the responsibility of the tenant(s) you would be renting to.
Identification
- We make a photocopy of the tenant(s) driver’s license, photo identification, as well as a passport, if they have one.
Once we have collected all the information and documentation, we review everything to be sure we have a viable candidate. We then call the owner. The owner makes the decision whether to accept the applicant or wait for a better suited applicant(s). Once your decision is made we will inform the applicant(s).
Once an applicant(s) has been accepted, we would schedule the lease to be signed as soon as possible. This is to insure the owner receives the lease and money in a timely manner.
