Price Assessment & Market Activity

Our decades of regular rental activity keep us up-to-date with the market; allowing us to pinpoint the right price at the outset, giving you a quicker rental and fewer days of lost rent. We track market activity and renter feedback and make owner-approved price adjustments as necessary.


Advertizing & Exposure

We post a For Rent Sign and we photograph your property and create an online slide show. We also write a customized advertisement for your unit and post it to the most trafficked rental websites, including Craigslist, Westside Rentals; more than 20 in all.  


Property Viewing & Lock Box Service

We field all inquiries from prospective tenants and arrange viewings seven-days-a-week. We have also added an optional lock box service which enables registered renters to enter and view properties using their Smartphone, during preset hours. All visits are logged and monitored by a customer service team.


Screening & Evaluation

Once we receive an application we thoroughly screen the applicants. This process includes verification of income, employment and rental history. Once those have been verified we run a credit report, multi-state sex offender search, and an eviction search. A criminal report can also be run if the owner wishes.


Lease Preparation & Execution


We use Action’s definitive lease customized for Santa Monica. It was completely revised by Attorney Rosario Perry February, 2012 and supersedes all earlier versions. We have spent weeks customizing the lease, consolidating information, and updating disclosures from an owner/manger perspective. We supplement the lease with eight proprietary exhibits. Additionally, we follow a strict protocol recommended by Attorney Perry for presenting the lease to the tenant and negotiating terms. This protocol was developed based on recent eviction court proceedings. It replaces and recommends against the long held tradition of presenting the lease to the tenant at the time of signing on a take-it or-leave-it basis.
